    $315 a month

    Lot rent covers your lot and trash pickup. Leases run one year, and rent is due on the 1st.

    How to reserve

    1. Pick your lot.Call or text (276) 266-8447, or come see the lots in person.
    2. Apply online.Fill out our application online. Start your application.
    3. Hold your lot.Pay your security deposit of one month's lot rent to hold your lot, then sign your lease. If you buy your home from us, we handle delivery and setup. If you bring your own, your dealer or installer handles it, following our setup standards below.

    Bringing your own home

    Buy from any dealer. Before it comes in, your home needs to meet these standards.

    • 10 years old or newer, and in great shape inside and out
    • Vinyl lap siding and a pitched shingle roof
    • HUD seal in place. The seal and serial numbers are recorded with our office before the home is placed.
    • Installed to Carroll County building, plumbing and electrical code and the manufacturer's installation standards, with tie-downs
    • Skirting installed right away: vertical interlocking vinyl or pre-finished metal panels (factory-painted or powder-coated, never painted after install) with top and bottom rails. Arrange it before you sign your lease.
    • Approved steps at every door, with a handrail on steps with three or more treads
    • Hitch removed and stored under the home, and transport lights removed
    • Heat tape on all water lines above ground
    • Placement is supervised by community management
